RE: 4701-15 Kingsessing Ave – Council District#3 Application# ZP-2020-004939

Mr. DiCicco and other board members:

I support the proposed project at 4701-15 Kingsessing Ave, contingent upon the owner finalizing a Community Benefits Agreement with Cedar Park Neighbors and filing a deed restriction with the Recorder of Deeds.

We need affordable housing in our community. As the neighborhood has become gentrified, housing and land values have reached a point where subsidized affordable housing projects are no longer feasible to build in this community. Inclusion of 20% affordable units at 40% of less AMI in this project is critically important to create affordable units which otherwise would not exist.

I strongly encourage the Zoning Board to consider pushing other future market rate projects of this scale to include 20% affordable units at 40% or less. Inclusionary zoning practice would have a positive impact on housing affordability in the 3rd Council District and across the City.

Sincerely,
