2015 Platform Survey

Good ideas require collaboration and input from a variety of sources. Help shape our focus by taking this short survey about our 2015 draft platform. The first 3 questions will ask you to rank your top 3 ideas from the platform. The last question is your opportunity to suggest an issue related to Philadelphia's built environment that we're missing.     Q: What issues do you feel are missing from our platform ?
    A: More housing, more development. In places like Center City the only way to slow the pace of rapidly rising rent is to allow lots and lots more housing and apartment development (car free, of course). The next mayor of Philadelphia should understand that more housing means more choice and lower prices.

    Q: What issues do you feel are missing from our platform ?
    A: What concerns me about all of these issues is the fact that most development and streets-related efforts in Philadelphia focus on Center City and largely neglect under-served neighborhoods, such as Southwest Philly, far West Philly and North Philadelphia west of Fishtown. Our city will not be strong unless everyone is healthy and strong. The wealth of a small percentage of people will not carry the entire city out of poverty. I’m not sure where this would fit into the list, but I would like for whatever issues the platform chooses to focus on to be inclusive and city-wide in nature, such as the city-wide protected bike lane plan.

    Q: What issues do you feel are missing from our platform ?
    A: Go after and hold tax delinquent land owners accountable. Release abandoned or derelict properties to the public to use. Not only for developers to capitalize on.

    Q: What issues do you feel are missing from our platform ?
    A: Reduction of speed limits on neighborhood streets. NYC dropped all neighborhood streets to 25 MPH and Philadelphia should follow suit. Reducing auto speeds cuts overall accident rates and drastically lowers pedestrian and bicycle crash fatalities.

    Q: What issues do you feel are missing from our platform ?
    A: Changing to safer street designs and adding/improving green space to neighborhoods often ushers in rapid gentrification. One of the few effective ways to offset the negative impacts of these changes to longtime residents and businesses is having a network of Community Land Trusts. CLTs keep affordable housing accessable in perpetuity. No other model does this. Currently, Philadelphia does not have any Community Land Trusts. The “Platform” should include a proposal to create a Community Land Trust Incubator at a city university with city, federal and foundation funding. http://www.yesmagazine.org/issues/purple-america/community-land-trust-keeps-prices-affordable-for-now-and-forever excerpt: Inner-city communities often face a disabling paradox. Economically depressed communities are plagued with abandoned land and decaying buildings that discourage investment in community improvement. On the other hand, communities on the rise often experience soaring land and housing prices, so long-time residents and businesses find themselves priced out of their own neighborhoods. Either way, low- and moderate-income people often lose.

    A community land trust (CLT) is a way to address both challenges. CLTs are non-profit, regionally based organizations that take land out of the speculative market and hold it as sites for housing or businesses. The long-term lease provides lessees with private ownership of buildings and improvements to the land. The resale formula excludes the land value from any future sale, keeping housing permanently affordable.
